One of the largest purchases most of us will ever make is that of our home.  In order to make the process as stress-free and streamlined as possible, you will want an experienced professional looking out for your best interest.  Check out our top 5 reasons to use a buyer's agent when purchasing a home.



1. The first and most obvious reason to use a buyer's agent?  There is no cost to you as the buyer to work with an agent.  A buyer's agent receives a portion of the selling agent's commission at closing, meaning you won't be responsible for any commission costs to your agent when you find your perfect home.

2. A buyer's agent has your best interests in mind.  Most houses listed for sale have a listing agent representing the seller, and this agent is obligated only to represent the seller's best interest.  Having an experienced agent on your side means they can handle the tough negotiating for you, ensuring that your interests are properly represented.

3. A buyer's agent understands the local, current housing market.  A real estate professional will be up to date on market trends in the area in which you are looking to purchase.  This will be especially crucial when it comes time to put an offer in on a home.  Your agent will help guide you in the right direction and make sure you are represented fairly in all stages of the transaction.



4. A buyer's agent will handle drafting and completing your real estate contracts.  Trying to understand the intricacies of contingencies, deadlines, and necessary documentation can be extremely overwhelming, especially if this is your first home purchase.  Leave this to your buyer's agent, who will be well-versed and familiar with real estate contracts, and can explain everything to you as you go.

5. A buyer's agent will coordinate showings.  While this may seem like a small task, coordinating multiple showings at many different properties can actually be a time-consuming and confusing undertaking.  Allow your buyer's agent to handle this, working within your schedule and availability to make sure you see everything you are interested in.
